Sustainability Consulting  Let us help you adopt and implement the sustainability practices that will have the greatest impact
your bottom line, both now and into the future
.  We can create a roadmap for sustainable savings and improvement.

Development Finance  We specialize in preparing and obtaining the finance packages required to build your residential,
commercial or mixed use project.  In the capacity of co-developer, or simply as a deal consultant, we can structure a capital stack for
your project that includes tax credit equity, mezzanine debt, public financing from multiple sources (including local, state and federal),
grant dollars and more.  

Tax Credit Equity  We are experts in utilizing state and federal tax credits for affordable housing, mixed use development,
commercial projects, historic preservation or energy efficiency improvements.  Acting on behalf of the development entity, we will work
with the local jurisdiction(s) involved to move the project forward and obtain credit allocations.  We also will assist in syndicating the
credits to obtain the highest price possible, resulting in the most equity for your project.  Programs that we work within include LIHTC
(Low Income Housing Tax Credit), NMTC (New Markets Tax Credit), HTC (Historic Tax Credit) and EETC (Energy Efficiency Tax Credit),

Contract Negotiations  In a real estate contract EVERYTHING can be negotiable - limited only by the specific needs and goals of
the principals involved.  We are expert  negotiators and we strive to get our clients the most value and the best terms in any contract.  
Typically, there is no other interested party in a real estate transaction who can better advocate your position or help you craft an
agreement that will let all parties feel like they accomplished their goals and had a successful, winning transaction.  Depending on your

Construction Budgets and Consulting  Newhouse Development has created numerous detailed construction budgets which
have been used by builders and their lenders to fund and manage building projects and construction draw schedules.  We can provide
you with the tools you need to assist you in securing financing and dealing with your lender, along with helping to manage your
construction budget, actual spending and subcontractor change requests.  Services range from providing spreadsheet based
templates for your project all the way to complete costing by category that includes valid subcontractor bids.

Property Valuation, Acquisition and Sales Assistance  We can provide you with expert assistance in valuing investment
properties and determining which properties would be a best fit for purchase given your particular investment goals and strategies.
